ELIGIBLE LAND TYPES


Improved Land: Utilities and road access in place
Unimproved Land: Limited improvements; may require higher down payment
Raw Land: No utilities or access — available through select lenders only


LOAN OVERVIEW


Property Type Buildable lot or acreage (raw, improved, or ready-to-build)

Down Payment 20%–35% depending on land improvements

Loan Terms 5–20 years, amortized or balloon structures

Credit Score 640+ (stronger credit = better terms)

Use of Funds Purchase or refinance residential land

Ownership Borrower or entity (LLC) accepted by some lenders

Interest Rates Higher than traditional mortgage rates (due to collateral type)
